Hafa Adai! For most military families PCS-ing to Guam, renting is the first move — and for good reason. Whether you're on a short tour, still deciding whether to buy, or simply want to land and explore the island before committing, the rental market on Guam is robust and well-suited to military needs.
But not all rentals are created equal. Navigating Guam's market without a guide can lead to costly mistakes. As your Certified Military Relocation Professional (MRP), I've helped hundreds of military families find the right rental — within their OHA, with the right protections, and close to their installation. Here's what you need to know.
1. What Makes a Rental "Military-Friendly" on Guam?
It's more than just location. A truly military-friendly rental checks these boxes:
| Feature | Why It Matters |
|---|---|
| Military clause in the lease | Allows 30-day termination with orders. Non-negotiable — I include it in every lease I negotiate. |
| MHO approval | Required for most members to receive OHA. I verify this before any tour. |
| OHA-aligned rent | Priced at or near your ceiling — unused OHA doesn't come back to you. |
| Backup generator | Essential during typhoon season (June–November). On my must-have list for every family. |
| Concrete construction | Standard on Guam. Far superior for humidity, pests, and storm resilience. |
| A/C throughout | Split-unit or central A/C in every bedroom. Guam is tropical year-round — this is not optional. |
2. Understanding Your OHA Rate Before You Search
Before you look at a single listing, you need to know your OHA ceiling. OHA rates are determined by your rank and dependent status and are updated quarterly. An E-6 with dependents has a very different ceiling than an O-4 with the same family composition — and the difference can mean a completely different tier of housing.
I run your specific OHA calculation as one of our very first steps together. This sets a real budget for your search and ensures we're looking at homes that maximize your entitlement — not ones that leave OHA money on the table.
3. Best Rental Areas Near Each Installation
Andersen AFB
Yigo (closest), Dededo, Mangilao. Single-family homes, yards, great for families with kids or pets.
Naval Base Guam
Agat, Santa Rita, Asan nearest base. Tamuning/Barrigada popular for NBG families wanting conveniences.
Camp Blaz
North Guam — Yigo, Dededo, Barrigada. Newer inventory entering market as the base expands.
4. Virtual Touring From CONUS
Most of my military rental clients are still stateside when we start the search. I conduct full video walkthroughs of every serious property — walking through each room and giving my honest assessment of the quirks and trade-offs, not just the highlights. I've saved families from committing to rentals with hidden issues simply because I was there in person to catch them.
If you want to hold a home before you arrive, I can negotiate a lease with a delayed start date or a short-term hold arrangement with the landlord. It's not always possible, but it's more common than most people realize with the right representation.
5. How to Get Started
The best rental properties move quickly, especially during peak PCS season (May–August). Contact me as early as your orders allow — even a preliminary conversation about your OHA rate, installation, and family needs helps me start identifying the right properties so we're ready to move when you are.
