2. How OHA Works for Andersen AFB Members
OHA — Overseas Housing Allowance — is your housing benefit for OCONUS assignments, and Guam qualifies even as a U.S. territory. Here's the critical difference from stateside BAH: you only receive what you actually spend on rent, up to your OHA ceiling. If your ceiling is $2,800/month and you rent for $2,400, you receive $2,400 — the remaining $400 is not paid to you.

Yigo
Closest to the main gate. Commute: 5–15 min. Strong inventory of single-family homes and newer townhomes at multiple OHA price points. My most recommended area for Andersen families.
Dededo
Just south of Yigo. Excellent variety, easy access to Micronesia Mall shopping corridor. Commute to Andersen: 15–20 min. Great for larger families needing more options.
Mangilao
Quieter, residential feel near University of Guam. Great single-family inventory. Commute: 20–30 min. Top pick for families who want more space and a relaxed pace.
Barrigada
Central Guam's convenience hub. Shopping, medical, dining all close. Commute to Andersen: 25–30 min. Popular for families who want everything nearby.
4. What to Look for in an Off-Base Rental Near Andersen
I walk every Andersen rental client through this checklist before anything makes our shortlist:
- MHO approval — Required for most members before OHA kicks in. I verify before we schedule a single tour.
- Military clause in the lease — Protects you if orders change. Every lease I negotiate includes one. Non-negotiable.
- Backup generator — Typhoon season runs June through November. A whole-house generator is on my must-have list for every Andersen family.
- Concrete construction — Standard on Guam. Far better than wood-frame for humidity, pests, and storm resilience.
- A/C throughout — Split-unit or central A/C in every bedroom. Guam is tropical year-round.
- Covered parking or garage — Helpful during heavy rain season and for protecting your vehicle.
