Guam's military real estate market has a significant characteristic: a large portion of buyers use VA loans. That means VA appraisals are in play — and a home priced above market will hit an appraisal wall. The VA borrower cannot pay above appraised value, so the deal collapses. Pricing accurately from the start avoids this entirely.
