Guam Villages by Installation: Commute Times, OHA & Housing Facts

📋 What's In This Guide

Hafa Adai! One of the most common questions I get from military families preparing for a Guam PCS is, "Where should we live?" My answer is the same every time: that's your family's decision to make — and I'm here to give you the facts you need to make it confidently.

Guam is about 30 miles long and 4 to 12 miles wide. The whole island is one MLS market (FlexMLS / GAR). Total inventory is finite, and what matters for your decision is objective data: how far is the commute, what's the OHA fit, what amenities are nearby, what's the typhoon-zone exposure. That's what this guide covers.

Guam's Three Military Installations

All three installations sit on different parts of the island:

North Guam Villages

These villages sit closest to Andersen AFB and Camp Blaz.

Tamuning 20–30 min 15–25 min GMH Hospital, Tumon retail corridor, Guam Premier Outlets, restaurants
Mangilao 20–30 min 25–30 min University of Guam, Father Duenas, public schools

Yigo

The northernmost village. Yigo borders Andersen AFB directly. Housing inventory includes single-family homes, townhomes, and some condos. Public infrastructure includes the Yigo Community Center, Astumbo Park, and multiple elementary and middle schools within GDOE.

Dededo

Guam's most populous village (per 2020 U.S. Census). The Micronesia Mall, Home Depot, and Cost-U-Less are all here. Dededo has the widest range of housing types on the island — apartments, townhomes, single-family, and newer subdivisions.

Mangilao

Home to the University of Guam and Guam Community College. Housing mix includes single-family homes, multi-family rentals, and apartments. Public schools include Price Elementary and Untalan Middle School.

Central Guam Villages

These villages offer roughly equal driving distances to all three installations.

Full Commute Matrix

Drive times are estimates based on typical mid-day traffic on Marine Corps Drive (Route 1) and Cross-Island Road (Route 17). Rush hour can add 10–20 minutes northbound in the morning and southbound in the evening. Verify your specific route with your sponsor or with Google Maps using the gate you'll actually use.

Important context on commutes Guam has one main north-south highway (Marine Corps Drive / Route 1) and a few cross-island roads. Traffic does congest during shift changes and around school start/end times. The drive times above are guidance only.

The choice of where to live is yours. What I can do — and what I do for every PCS client — is help you compare apples to apples:

  1. Tell me your priorities. Commute tolerance, OHA budget, square footage needs, pets, school-age children, and any other factors that matter to your family.
  2. I'll pull current inventory from FlexMLS across every village you're open to.
  3. I'll arrange virtual or in-person tours of properties that match your criteria — across multiple villages if you'd like.
  4. You compare and decide. The neighborhood, the property, the lease terms — those are your calls. My job is to make sure you have the information and the negotiation muscle behind you.
