Guam Villages by Installation: Commute Times, OHA & Housing Facts
📋 What's In This Guide
Hafa Adai! One of the most common questions I get from military families preparing for a Guam PCS is, "Where should we live?" My answer is the same every time: that's your family's decision to make — and I'm here to give you the facts you need to make it confidently.
Guam is about 30 miles long and 4 to 12 miles wide. The whole island is one MLS market (FlexMLS / GAR). Total inventory is finite, and what matters for your decision is objective data: how far is the commute, what's the OHA fit, what amenities are nearby, what's the typhoon-zone exposure. That's what this guide covers.
Guam's Three Military Installations
All three installations sit on different parts of the island:
- Andersen Air Force Base — North Guam, near Yigo. Air Force, Space Force, joint tenants.
- Marine Corps Base Camp Blaz — Finegayan area, north Guam. Newest installation, opened 2023.
- Naval Base Guam — Apra Harbor, west-central coast. Navy, Coast Guard, joint tenants.

Full Commute Matrix
Drive times are estimates based on typical mid-day traffic on Marine Corps Drive (Route 1) and Cross-Island Road (Route 17). Rush hour can add 10–20 minutes northbound in the morning and southbound in the evening. Verify your specific route with your sponsor or with Google Maps using the gate you'll actually use.
Universal Rental Checklist (Every Village, Every Property)
Regardless of which village you select, here is the property-level checklist I run for every military rental client:
- MHO approval — Required by most service members to receive OHA. I verify status before we tour.
- Military clause in the lease — Protects you if orders change.
- Backup generator — Functional and accessible. Typhoon season runs June through November.
- Concrete construction — Standard on Guam; relevant for storm resilience and humidity.
- OHA ceiling alignment — Verified against your rank and dependent status at the current published rate.
- Water cistern or backup water supply — Critical during storm restoration.
- Roof condition and last inspection date — Always part of my walkthrough.
How to Decide for Your Family
The choice of where to live is yours. What I can do — and what I do for every PCS client — is help you compare apples to apples:
- Tell me your priorities. Commute tolerance, OHA budget, square footage needs, pets, school-age children, and any other factors that matter to your family.
- I'll pull current inventory from FlexMLS across every village you're open to.
- I'll arrange virtual or in-person tours of properties that match your criteria — across multiple villages if you'd like.
- You compare and decide. The neighborhood, the property, the lease terms — those are your calls. My job is to make sure you have the information and the negotiation muscle behind you.
